What is As-Built BIM Modeling?

As-built BIM modeling creates a digital twin of a building as it actually exists today, not the idealized design-intent version. It captures every deviation, settlement, and undocumented change on site. 

We take laser scan data (point clouds) and convert it into a coordinate-accurate, multi-layered Revit model – walls, beams, pipes, ducts, conduit, and architectural features, modeled exactly as they appear in the scan. Standard tolerance is +/- 1/4″ (6 mm) for architectural and structural elements, and up to +/- 1/2″ (12 mm) for MEPF, confirmed with you at kickoff.

Frequently Asked Questions

How accurate are your as-built BIM models?
We target +/- 1/4" (6 mm) for architectural and structural elements and up to +/- 1/2" (12 mm) for MEPF, depending on scan quality. We'll flag it honestly if your scans can't support the tolerance you need.
Can you model from point clouds and 2D drawings together?
Yes. With both, we overlay the point cloud on existing drawings to catch discrepancies. With drawings alone, we can still build a 3D model, marked as a "draft as-built" since it isn't field-verified.
What LOD do you deliver?
LOD 200 through 500. Most renovation and retrofit projects need LOD 300 or 350, and we'll help you pick the right level so you're not paying for detail you don't need.
Do you support COBie and asset data?
Yes, we can embed COBie parameters directly into the Revit model and deliver a COBie spreadsheet from your asset list.
How fast can you deliver a model?
A typical 10,000 sq. ft. LOD 300 model takes 1-2 business days after data intake and alignment. Larger or more complex scopes take longer, but we always confirm a schedule upfront.
